Sonic closes in Lower Southampton
Authorities on Monday morning suddenly closed a Sonic restaurant in Lower Southampton after the franchise owner missed rent payments, according to court documents
Bucks County Sheriff’s officers were at the restaurant on Bustleton Pike near County Line Road, along with a locksmith company and property owner Mike Meister, who declined comment.
At least five employees were working inside when the officers arrived. They were allowed to collect their belongings before the locks were changed. Lunchtime customers that approached the restaurant, known for its car-side service, were told it was closed.
One worker said that the crew had no idea of the impending closing. Employees reported to work like a “regular day” and followed their normal work routine when the officers arrived, he said.
Sonic officials confirmed in an email Monday that the restaurant was closing, and said employees would be relocated to other nearby Sonic Drive-In restaurants.
“Over the past few months, Sonic and the franchisee who owns and operates this drive-in have been evaluating this location,” the company said. “After careful consideration, the franchisee made the difficult decision to close the location. ... The decision to close a drive-in is never easy.”
The company added that the franchisee and the landlord must first resolve their contract before Sonic can step in and assist in selling or permanently closing the location.
The Lower Southampton Sonic, which was opened a year ago, is one of several owned by Patrick Lim of Lower Makefield and his father, Jaime Lim, according to court papers.
Their company, JPL Foods Three LP, owns the rights to build and run Sonic restaurants in Lower Bucks, Camden County and Philadelphia. The men also own the Sonics in Bensalem and Tullytown.
Meister, through his company Ashley Property Management, filed a complaint against the Lims on July 1, claiming they hadn’t paid rent for May or June.
The restaurant first fell behind in rent payments in October 2010, according to court documents; Meister sent notice he was terminating the lease as of March 1. But the Lims began making payments again, until May.
According to court documents, Meister and the Lims signed a five-year lease in October 2008. In July 2009, they amended the lease to drop rent payments from $9,375 a month to $8,750. The Lower Southampton restaurant opened in spring 2010.
The lease includes an “accelerated rent component,” which calls for the Lims to pay more than $1.3 million — the amount that’s past due, as well as the remainder of the rent due in the lease and associated costs.

According to an eviction letter e-mailed to Patch, Saxbys on Main Street must leave its location within 10 days from Thursday.
The letter states that Main Philly Coffeehouse is in bankrupcy and the courts have ruled that the lease has been rejected.
It goes on to say that a ruling on the lease was reached on June 22 and the current tenant was supposed to be out of the location by June 30.
